MRT Corp And IJM Land Unveil THE LINQUE New Benchmark For Transit-Oriented Living In Kuala Lumpur

Malaysia Rapid Transit Corporation Sdn Bhd (MRT Corp) and IJM Land Berhad today officially unveiled THE LINQUE, a new transit-oriented development directly integrated with Cochrane MRT Station, marking MRT Corp’s first transit-oriented development initiative in the Klang Valley and a significant milestone in the evolution of its Rail Plus Property strategy

The unveiling ceremony was officiated by the Minister of Transport, YB Anthony Loke Siew Fook, and attended by Dato’ Seri Jana Santhiran Muniayan, Secretary General of the Ministry of Transport Malaysia; Tan Sri Dato’ Krishnan Tan, Non-Executive Chairman of IJM Corporation Berhad; Datuk Mohd Zarif Hashim, Chief Executive Officer of MRT Corp; and Datuk Tony Ling Thou Lung, Chief Executive Officer of IJM Land Berhad.

Developed through a strategic partnership between MRT Corp and IJM Land, THE LINQUE is a transit oriented development comprising approximately 586 serviced apartment units integrated with retail offerings and direct covered connectivity to Cochrane MRT Station. With an estimated Gross Development Value (GDV) of RM600 million, the development is designed to bring homes, public transport, retail and everyday conveniences together within a highly connected urban environment. Speaking at the event, YB Anthony Loke said the development demonstrates how transport infrastructure can generate value far beyond mobility.

“The success of our rail network cannot be measured solely by the number of trains we operate or the number of passengers we carry. The true measure of success is the value that is created around the network. Every MRT station should become more than a transport node. It should become an engine for investment, jobs, economic activity and vibrant communities,” he said.

The Minister noted that transit-oriented development has become an increasingly important component of Malaysia’s public transport strategy, helping to create integrated communities where people can live, work, shop and travel with greater convenience while reducing dependence on private vehicles. He also emphasised that successful transit-oriented developments must extend beyond individual project boundaries through strong pedestrian connectivity and collaboration between surrounding developments.

“It is my hope that developers will work together to create connected pedestrian networks that extend beyond individual project boundaries, linking stations with surrounding buildings, destinations and public spaces. Such collaboration is essential to creating a truly connected urban environment where people can move conveniently and safely without having to rely on private vehicles for short journeys,” he said.

For MRT Corp, the development represents a significant milestone in the company’s broader Rail Plus Property journey. Datuk Mohd Zarif said the project reflects MRT Corp’s commitment to creating long-term value around transport infrastructure and the communities it serves.”Our responsibility does not end when a station is completed. It extends to ensuring the areas around our stations continue to benefit from the connectivity and opportunities that public transport creates,” he said.

“Transit-oriented development allows us to unlock that potential by bringing together transport, homes, businesses, public spaces and community amenities in ways that support more sustainable and liveable cities. The Cochrane development is a clear example of that approach in action.”

“One of its most distinctive features is its direct basement-to-concourse connection, a first-of-its-kind feature for an MRT-integrated residential development, allowing residents to access the rail network conveniently without needing to step outdoors. This is the kind of connectivity that transit-oriented development is meant to deliver, where public transport is not simply nearby, but fully integrated into the way people live, move and connect every day.”

Datuk Zarif added that what makes the collaboration unique is MRT Corp’s active involvement throughout the planning and design process and beyond. “Rather than adopting a traditional landowner-developer relationship, MRT Corp has worked closely alongside IJM Land in shaping the development concept, ensuring that design, connectivity and placemaking considerations remain fully aligned with the long-term objectives of the MRT network,” he said.

Meanwhile, Datuk Tony Ling described THE LINQUE as an important milestone for IJM Land and the company’s first collaboration with MRT Corp. “With this development, IJM Land and MRT Corp came together with a shared aspiration to create more than just another residential development. We wanted to deliver a transit-oriented development that brings together accessibility, convenience and lifestyle within a highly connected urban environment directly linked to the MRT network,” he said. Guided by the concept of ‘Living Above the Line’, THE LINQUE is designed to offer residents seamless access to public transport while placing retail, lifestyle and daily conveniences within easy reach.

Datuk Tony added that the project reflects IJM Land’s commitment to creating developments that respond to evolving lifestyles and future urban needs, while placing connectivity, convenience and quality of life at the heart of urban development.

THE LINQUE is strategically located above the Cochrane MRT Station and enjoys direct access to the wider MRT network, including the Tun Razak Exchange (TRX) and Maluri interchange station. The development is also surrounded by established amenities including MyTOWN Shopping Centre, IKEA Cheras, Sunway Velocity, healthcare facilities, educational institutions and established residential
communities.

As Kuala Lumpur continues its transition towards a more sustainable and transit-oriented future, MRT Corp and IJM Land believe THE LINQUE can serve as a model for future developments that integrate transport infrastructure, urban living and economic growth.
